Guest Policy

Rental Terms & Conditions

The Tenant agrees to abide by the Rental Terms & Conditions at all times while at the property and shall cause all members of the rental party to abide by the Rental Terms & Conditions at all times while at the property.

 

Check-in & Check-Out Times:

Check-in and check-out time as specified in the rental agreement shall be strictly adhered to. No early check-in and late check-out are permitted. The rental property will be promptly vacated at the end of the rental period, as per the designated check-out time (12:00 p.m.), unless otherwise arranged and approved by the landlord., prior to the rental commencing. Late departure will result in a deduction of $ 100 /hour from the security deposit.

 

Rental Rate and Fees:

Rental rates are as agreed upon and shall be paid as per due dates specified in this agreement

A refundable damage deposit of $  1000  is for security and shall be refunded within 14 calendar days of checkout provided no deductions are made due to

  1. damage to the property or furnishings.
  2. dirt or other mess requiring excessive cleaning; or
  3. any other cost incurred by Homeowner due to Tenant’s non-compliance

 

Cancellation Policy: 

All cancellation shall be in writing. The refund will be provided as follows:

  1. 100% if cancelled 30 Calendar days prior to the Check-in Date
  2. 50% if cancelled 14 Calendar days prior to Check-in Date
  3. 0% if cancelled less than14 Calendar days prior to Check-in Date
  4. No refunds for late arrival or early departures than scheduled check-in and check-out dates
  5. In the unlikely event if the reservation needs to be cancelled due to unforeseen circumstances due to factors beyond our control, we will provide a full refund. All payments made by the renter will be returned without interest within one (1) week of the cancellation. No further compensation shall be paid by to the Renter.

Note: We will make every possible to attempt to rebook the cancelled dates, if we are able to re-book the cottage, we will provide refund commensurate with the number of days we are able to fill.

 

Insurance: 

We encourage all renters to purchase traveler insurance.

 

Maximum Occupancy:

  1. Renter agrees to abide by maximum of 12   guests permitted at cottage property. It is therefore strictly prohibited to exceed the maximum number of guests allowed at the property.
  2. No other guests shall be permitted at the cottage property at any time.
  3. No subletting of the Cottage Property is permitted.

Noncompliance with any of above conditions will result in immediate eviction without refund.

 

Furnishings & House Keeping:

The rental property, and all furniture, appliances, equipment, fixtures and effects in or about the premises, will be maintained in the same state and condition as found at the beginning of the rental. Any deficiencies found at the time of check-in with the rental property shall be communicated immediately, with photos provided.

General order and cleanliness of the cottage shall be kept and left in same order as the state in which it was found at the time of check-in. We provide linens including sheets, pillowcases, bathroom towels, beach towels. The tenant is permitted to use the onsite washer and dryer; however, must not use bleach products in these appliances at any time. The tenant shall not attempt to repair any of furnishing, appliances, or any of the items by themselves. Tenant shall report any of the items found to be in need of repair at [email protected]. We will make every possible to attempt to resolve the issue in timely manner.

 

Fireplace:

The fireplace is a wood burning fireplace. Exercise proper precautions while using the fireplace. Please do not throw any paper or other combustible materials in the fireplace.

 

Barbeque:

The barbeque is fueled by propane.  When using the barbeque remember there are certain risks and proper procedures must be followed.  Keep children away from the barbeque while it is on.  Total two propane tanks are supplied by the Landlord. All additional propane required during the Tenant’s stay must be purchased by the Tenant.  The propane tank on premises is tested regularly, if a deficiency is noted the Tenant will advise the Landlord immediately

 

Cleaning & Garbage Disposal:

The property is professionally cleaned weekly. Rental longer than one (1) week will receive a cleaning during occupancy. Garbage and recycling bags/bins are provided in each cottage.

Tenants are responsible for putting out garbage in the bins identified for specific type of garbage.

When checking-out tenant shall clear all food items from the property. Dirty dishes, leftover food and any furniture found out of place will result in additional cleaning costs. The additional cleaning cost will be charged at $100/hour.

 

Water and Septic:

The property is on lake water and septic systems.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at any time.  If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.

 

Smoking/Vaping:

We have strict no smoking policy of any kind (i.e., tobacco, cannabis products, e-cigarettes and vaping) inside the cottage at any time. Tenants shall ensure all cigarette butts are properly extinguished and disposed of in the garbage safely. Noncompliance with this policy will result in immediate eviction without refund. The tenant will be responsible for all associated cleaning cost.

 

Noise:

Tenants shall follow noise by-laws and treat neighboring cottagers with respect. No person shall make, cause or permit to be made, any unnecessary noise or unnecessary sound which disturbs the quiet, peace, rest, enjoyment, comfort or convenience of the neighbours or any other person. The Cottage Renter shall not disturb neighbours and the quiet enjoyment of their property or create loud noise/music which violates local by-laws (quite time 10:00 pm to 09:00 am) and/or act in a manner that results in a visit from the local law enforcement officer. We strive in keeping our reputation as being good neighbours in the community. If you violate any of the above, or if any complaints are received by the landlord or local authorities, all occupants will be immediately evicted, and the damage deposit forfeited. You will be responsible for all fines, repairs, and cleaning costs in excess of the damage deposit.

 

Security Camera & Noise Monitoring Devices:

For the security of the property and its guests the landlord may place video surveillance on exterior of the property. Noise motoring may also be placed in the property for monitoring the noise.

 

Parking:

There is adequate parking for number of guests included in rental application form. All tenants shall park their vehicles in designated parking space provided. Parking is limited to 5 vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Parking on lawns, in other neighbouring driveways or on septic beds is strictly prohibited.

               

COVID-19:

Tenant accepts all risks to the health of you, your family and your guests while occupying the cottage during the COVID-19 pandemic and agree to abide by all government directives related to social distancing, group size limits and the wearing of protective masks.

 

Fire Safety:

The property is equipped with smoke alarms and fire extinguishers. Fire extinguisher is placed in the cabinets across cooktop in the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform the landlord immediately should the fire extinguisher become less than fully charged or not found at the designated location.

Fire ban is imposed by local municipality from time to time. It is tenant’s responsibility to check with the Faraday Township as to whether a fire ban is in effect during the rental period. The Tenant agrees to comply with local fire restrictions that are posted in the vicinity and not to light any campfire during fire bans. It is The Tenant’s responsibility to determine whether or not a fire ban is in place at the time of their stay.

Do not leave fires or candles burning unattended.

The fire alarms and carbon monoxide detector installed, and they are believed to function properly at the time of rental. Tennant will notify the landlord without delay if a fire alarm or carbon monoxide detector “chirps” or has a low battery condition.

 

Fireworks:

Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. Failure to comply with this may result in eviction without refund and additional fees of up to $500, plus any additional damage incurred through bylaw fines.

 

Water Safety:

It is the Tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the water. Tenant agrees to have a responsible adult supervising minor while they swim. Tenant is hereby notified that the water can be dangerous, and Tenant accepts fully the risks involved.

 

Wireless Internet:

Wireless Internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to internet service.

 

Outages:

We occasionally experience outages that are beyond our control.  We report outages as each occurs.  No refunds or compensation will be given for any outages.

 

Storms: 

If there is a storm or natural weather incident, no refunds will be given unless the province or local authorities order mandatory evacuations in a “Storm Warning Area”

 

Roads: 

 

For rental during the winter months have road access and receive a snow clearance service from municipal sources. However, Tenants are advised that following any major snowfall, snow plough providers are contracted to clear local roads in a predetermined order. Consequently, ploughing at a property may be delayed for several hours or, in severe storm conditions, days. Rural roads can be curvy and steep. We highly recommend four-wheel drive during the snow months. We do not refund due to road conditions.

 

Equipment & Facilities:

While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a failure of any of advertised equipment. We will make every attempt to minimize the repair time for the equipment.

 

Access: 

Tenant shall allow Landlord access to the property for purposes of repair and inspection.  Landlord shall exercise this right of access in a reasonable manner. It is tenant’s responsibility to keep access code provided at the time of check-in secure and ensure all doors and windows are locked whenever leaving the property during the occupancy and upon check-out.

 

Limitation of Liability:

By accepting these terms, the tenant represents, warrants, acknowledges and agrees with 13729559 Canada Inc. that the tenant will use the Cottage Property and its facilities in accordance with the terms and conditions of this contract and all associated policies. 13729559 Canada Inc. and their directors, respective assigns, heirs, executors, administrators and other legal representatives shall not be held responsible for any personal injury, sickness, death, loss or damage, however caused, which may be sustained by the tenant or their family, guests, visitors, servants, agents or any other persons who may be on or about the Cottage Property or who use any utilities, materials or equipment including any and all boats and recreation equipment that may be on or about the Cottage Property.
